TERMS & CONDITIONS - DHA LAHORE OVERSEAS ENCLAVE (PHASE VII)
100 x residential plots in Phase VII will be allotted through ballot. These plots shall be exclusively developed for Overseas Pakistanis.
Total size and price of plot (inclusive of development charges) will be as under:
1 x Kanal Residential (70 Plots) - US$120,000/-
10 x Marla Residential (30 Plots) - US$78,000/-
Plots may have excess area, therefore, plot price will be adjusted accordingly as per DHA’s Bye Laws.
10% extra charges will be paid by the applicants for corner plots, over and above the schedule price.
Eligibility: Overseas Pakistanis with NICOP / POC holders shall be eligible to participate. NICOP holders residing in Pakistan can also apply.
All applicants will upload one passport size photograph and copy of NICOP / POC Card and payment proof of processing fee.
Successful applicants will be required to fulfill requirements of registration with DHA Lahore for each allotted plot.
An applicant can apply for any number of plots subject to payment of processing fee for each plot separately.
Last date for submission of applications is 14 April 2023.
Ballot will be conducted on 21 April 2023 and list of successful applicants will be displayed on DHA Lahore Website.
Ballot carried out will show results for successful and reserve allottees for each category. In case first allottee defaults in payment, second allottee shall be given a chance for allotment.
Payment Instructions for Ballot:
Amount required to be paid along with each application as Processing Fee (non-refundable) is as under:

10 x Marla Residential - US$40/-
Payment must be made through foreign remittance by any of the following procedures:
Through Credit / Debit Card:
Payment can be made through DHA’s Web Portal using credit / debit card issued by foreign banks / foreign origins.
Any payment using credit / debit card issued by local banks within Pakistan is not acceptable and application will be rejected / disqualified. Further, amount will not be refunded.
Through Banking Channels: Direct funds transfer into following bank accounts through foreign remittance. Any local funds transfer will not be accepted:

Applicant will upload screenshot of payment confirmation receipt / electronic message on DHA's Website.
Allotment Criteria:
The allotment of plot to successful applicants will be subject to payment of 20% of total price (as per procedure mentioned in para 12) to be paid within 30 days of ballot result announced on DHA Website failing which allotment shall be treated as cancelled.
In such case, reserve allottee shall be informed to pay 20% amount within next 30 days.
Payment Plan:
Amount of plot will be payable in 8 x quarterly installments (excluding already paid price) as per schedule issued.
1 x Kanal Residential - US$12,000/ Quarter
10 x Marla Residential - US$7,800/ Quarter
In case of delay in payment, surcharge will be charged on overdue amount for the period in default as per DHA’s Rules.
If an allottee fails to pay 2 consecutive installments within the given timelines, allotment shall be liable for cancellation.
Discount: 10% discount will be offered on lump sum payment by successful applicants within 60 days of intimation letter date.
General:
Subsequent to allotment, transfer of plot may be allowed on payment of dues payable till date of transfer (including installemnt due within next 45 days). Remaining dues will be passed on to purchaser payable as per new schedule issued after transfer of plot.
Applicant shall comply with all relevant by-laws and regulations of allotment, possession, construction, transfer of immovable property in DHA.
Acceptance of applications is subject to approval by DHA Lahore. The Authority may accept or reject any application without assigning any reason for all categories.
Application forms having incorrect information, without payment of specified amount or deposit slip not uploaded on DHA's website will be rejected.
Allotment Letter will be issued after receipt of total amount of plot.
In case of cancellation, amount will be refunded after deduction @ 20% of paid amount.
